New builds and roof tear-offs: why the 30-yard is the default

• On an active build site, we set up a swap schedule from day one instead of waiting for a call: framing debris one week, drywall and packaging the next, and the container gets swapped before it backs up the crew. Same-day swaps are normal here, not an upsell.
• Roof tear-offs are the other big driver. A single-layer shingle roof on a new Homestead home is usually a 30-yard job on volume alone, and if the job includes tile, we size it by weight and schedule a swap partway through so the truck never leaves the site overloaded.

Redland acreage, grove, and fence line cleanups

• Out in the Redland, the job looks nothing like a subdivision cleanout. Lots run an acre or more, and a cleanup pile can be spread across half of it: a fallen grove of trees, an old fence line coming down, a barn or shed getting cleared. We drop the container as close to the actual work as the property allows instead of defaulting to the driveway, and we will swap it as many times as the job needs.
• Grove clearing and land cleanup are heavier than people expect. Tree trunks, roots, and irrigation pipe stack up fast, and dense material hits the truck's road weight limit before the box looks full. Tell us what's coming out when you book and we will size it by weight, not just volume.

Florida City, Naranja, Princeton, and hurricane season

• We run Florida City, Naranja, Princeton, Leisure City, and South Miami Heights on the same routes as Homestead itself, usually next day and often the same day if you call in the morning. There is no distance surcharge for South Dade, even though it is the far end of our service area.
• Storm season hits this part of the county harder than most. South Dade sits at the end of the county's curbside collection routes, so a yard full of downed branches and fence debris after a storm can wait weeks for pickup. A container on your own property clears it the same day the wind stops, instead of waiting behind every other curb pile between here and downtown.

Permit and placement notes for Homestead and the Redland

Inside Homestead's city limits, the rule is the same as the rest of Miami-Dade: your own driveway or property needs no permit, and the street or swale needs a right-of-way permit from the city. Most of our Homestead jobs, new builds included, sit entirely on the lot and never need one. Out in the Redland, the land is unincorporated Miami-Dade, not inside city limits, so if a container ever has to sit on the road out there, which is rare given the size of most lots, the permit comes from the county's public works department instead of the city. Either way, keep the container at least 10 feet from a fire hydrant and off the shoulder of any road that doubles as the only way in or out of a property, which matters more on rural Redland roads than it does on a subdivision street.
